Brindley Beach Vacations & Sales is open 7 days a week from 9:00 am to 5:00 pm, 360 days a year. We are closed Thanksgiving Day, Christmas Eve, Christmas Day, New Year's Eve, and New Year's Day. Reservations will be taken 7 days a week by phone at 1-877-642-3224, 24 hours a day online at www.brindleybeach.com, or in person at our office from 9:00 am to 5:00 pm daily. Our knowledgeable reservationists will assist you in locating the perfect vacation home for your family vacation.
All Brindley Beach Vacations guests will receive a newspaper, delivered to your vacation home daily Monday through Friday from June 1through August 30. If you would like to receive any additional papers during your stay during the months of June, July and August, Monday through Friday call Village News at 252.441.7748 to order additional papers for delivery at a 50% discounted rate.
Your lease period begins at 4:00pm on your scheduled check in day and ends at 10:00am on your departure date. On occasion check-in time may be later than 4:00 pm due to unforeseen circumstances, 4 pm check in is not guaranteed.
Rental rates are the advertised rental rate, plus tax, with no additional mandatory fees. You will find no additional fees other than tax and optional fees such as travel insurance, dog fee (if the home allows dogs and you are bringing a dog), and pool heat fee (available during Off Season with pool, Spring Season and Fall season in homes that advertise a heated pool) unless otherwise advertised.
You will receive an e-mail 24 hours after making your reservation with instructions to log on to Guest Web to E-sign your lease agreement and make your advance payment, 50% of the base rent plus 7% optional Travel Insurance coverage. You will have 10 days to complete this or your reservation will be cancelled without notice. If you do not wish to purchase the optional Travel Insurance please initial to decline it on your Lease Agreement.
Your final payment must be received 30 days prior to your arrival and will include the second half of the base rent, tax, any additional add-ons you have chosen (Early Check In, Pool Heat, Special Event Fee) and a $200 dog fee (plus tax) if the home you are renting allows dogs and you are bringing a dog. You will receive a payment reminder via e-mail 45 days prior to your arrival.
Through Guest Web you will be able to read your lease carefully, initial where requested and E-sign your lease agreement.
Payment options include online credit card payment, online e-check payment, or you can print a payment coupon from Guest Web to send in with a personal check (personal checks will not be accepted within 30 days of your arrival date), money order or cashiers check. Accepted Credit Cards include Visa, Master Card and Discover. Please note that if you pay by Visa, Master Card or Discover you must also submit a physically signed lease agreement to Brindley Beach Vacations & Sales either by fax, e-mail or by mail within 10 days. Please be sure that your reservation number or leaseholder's name is on any remittance so that we can be sure your payment is accounted for correctly.
Leaseholder agrees to notify the Rental Agent as to any damages or accidents that occur to the premises, to both real property and personal property during your rental period. If the agent determines that no intentional or wanton or willful misconduct was done, the agent will repair/replace as needed up to $1500. Any damage or accident that exceeds $1500 will be the responsibility of the leaseholder. DAMAGES MUST BE REPORTED IMMEDIATELY AND PRIOR TO CHECK-OUT IN ORDER FOR THE RENTAL AGENCY TO REPAIR/REPLACE SAID DAMGES. OTHERWISE, ALL DAMAGE COSTS WILL BE THE RESPONSISBLITY OF THE LEASHOLDER. PET DAMAGE IS THE RESPONSIBILITY OF THE LEASEHOLDER.
Brindley Beach Vacations offers an optional vacation Travel Insurance from Travel Guard International. Coverage includes some medical emergencies and mandatory evacuation for hurricanes when ordered by county emergency management control groups. The premium is 7% of the total of all rents, taxes, and fees and is included on all leases. This insurance must be paid for with your advance payment due with your signed lease agreement within 10 days of making your reservation. You may delete this charge by initialing where appropriate on your Lease Agreement if you choose not to take the insurance. WE STRONGLY ENCOURAGE YOU TO PURCHASE THIS COVERAGE TO PROTECT YOUR VACATION INVESTMENT, AS NO REFUNDS WILL BE OFFERED, EVEN IN THE CASE OF A MANDATORY EVACUATION. Coverage is limited if you are residents of the following states: Florida, Georgia, Indiana, New Hampshire, New York, Oregon, Pennsylvania (click here for printable Pennsylvania coverage flyer), Utah or Washington. Please call Travel Guard directly at 1-877-249-5376 with any questions regarding coverage for these states.
If you are a resident of Minnesota or Washington State, Travel Insurance coverage is not automatically added to your rental cost. You must request/opt in on this optional insurance coverage. The cost of this insurance will then be added to your rental cost and must be paid with your deposit. Currituck County taxes are 12.75%, which applies to all homes in Corolla, from Pine Island to Villages at Ocean Hill. Dare County taxes are 11.75%, which applies to all homes in Kill Devil Hills, Southern Shores, and Duck. All tax amounts are factored into your final payment amount on your rental lease and are subject to change without notice.
There will be a return check charge of $35. Returned checks must be replaced with certified funds or a credit card payment within 7 days.
Last Minute Travel:
All reservations made within 45 days of your arrival date will require full payment within 72 hours of booking. You will receive an e-mail 24 hours after making your reservation with instructions to log on to Guest Web to E-sign your lease agreement and make your online payment.

Some homes allow partial week rentals with a 3-night minimum, during our Off, Spring, and Fall seasons. These short week vacations can only be booked within 30 days of your desired arrival date. Holiday weeks including Easter, Memorial Day, Labor Day, Columbus Day, Thanksgiving, Christmas, and New Year's can only be booked 2 weeks prior to your desired arrival date.
To calculate the cost of your partial week rental, simply divide the appropriate season rental rate by five to get your nightly rate. Add the appropriate tax (see taxes above), a $200 (plus tax) dog fee (if the home allows dogs and you are bringing a dog) and the optional Travel Insurance coverage, which costs 7% of the total of all rent and other fees. *Minimum nightly rate of $225, minimum of 3 nights.
To cancel a confirmed reservation, please call us as soon as you know you will be unable to vacation to give us as much time as possible to re-rent your home. We will need written notification of cancellation signed by the leaseholder that can be sent via mail, fax or e-mail. The rental home must re-rent for the original rental amount in order to receive a full refund on rent paid (less the Travel Insurance if purchased). If the home is re-rented for a reduced rental rate the difference will be taken from the deposit paid. If your cancellation is successfully re-rented and confirmed, you will be refunded the rent and taxes, less a $150.00 cancellation fee. If you purchased the optional Travel Insurance, that insurance premium will not be refunded. If your home does not successfully re-rent you will forfeit all monies paid to Brindley Beach Vacations.
Plan your fairy tale wedding on the Outer Banks! Brindley Beach Vacations offers a variety of premier properties to host your wedding, reception, family reunion, executive retreat or any other function that will exceed the occupancy limit of the home for that special day. All events are subject to the homeowner's approval and can host 25 to 200 guests for the day. All special events require a mandatory security deposit of $1500 (cash or equivalent), which is refundable pending no damage. A $1000 non-refundable event fee (unless otherwise advertised), plus tax will be added to the cost of each reservation, and will be further explained in the Special Events Request Form and Lease Addendum that will be sent with your lease agreement.

Each subdivision is governed by a unique set of policies and guidelines with regards to such items as early check-in, on-street parking, storage of recreational vehicles, utility trailers, Campers, RV's, etc. For more specific information regarding specific community rules and regulations please visit Our Communities and Maps.
Check-in / Check-Out Procedures:
Brindley Beach Vacations check-in days are Friday, Saturday and Sunday. Your Check-in location will depend on which home you have rented. Please see the house description for your check in location.
Our Corolla Office is located at 1023 Ocean Trail and will check in all guests checking into the following communities: Crown Point, Buck Island, Monteray Shores, Whalehead, Corolla Light, Corolla Village, Ocean Hill and Villages at Ocean Hill. (252) 453-3000

Check in time is 4:00 pm (unless otherwise advertised); on occasion check-in time may be later than 4:00 pm due to unforeseen circumstances, 4 pm check in is not guaranteed.
Guests will be able to arrive at their vacation home at 12:00 pm with access to the first level of the home and the pool area only (be advised the pool and spa may not be cleaned by noon). Please do not attempt to go to any other level in your vacation home until 4:00 pm check in time. We have stationed a housekeeping professional in Sparkle Club homes from 10am to 4pm on each change over day. The housekeeping team will continue their work until 4pm to provide your family with extra cleaning for a special vacation! Prior to leaving at 4pm the housekeeper will walk through the home with you to ensure your satisfaction.
There are beach vacation homes, and then there are Brindley Beach’s luxurious Cabana Club homes. With a list of luxuries you won’t find elsewhere, the Cabana Club provides an unmatched vacation experience. Exclusive Cabana Club amenities include:
Available Services. Prior to your arrival you’ll receive a list of available services that you can purchase, such as in-home chefs, masseuses, and more!
Personal Greeting. A Brindley Beach professional will greet you at your Cabana Club Home.
Sparkle Club, Early Arrival. Arrive at 12pm and have full use of the first floor and the pool area while the rest of the home is being cleaned and prepared for your vacation. (Unless otherwise advertised, properties PI209 and KD2 unfortunately will have to have a 4pm check in each week due to the amount of services taking place on each change over day).
Concierge Services. Brindley Beach concierge service can arrange tee times, family beach photo sessions and hard-to-get reservations at your favorite restaurants, and more.
Newspaper Delivery. You’ll have a choice of two newspapers delivered to your doorstep every morning. If you don't make us aware of which papers you'd like delivered then we will automatically schedule the USA today and Washington Post for delivery to your home.
Beach Chair Set-up. Brindley Beach will set up 8 beach chairs and 4 umbrellas on the beach daily. (Memorial Day through Labor Day, set up will be complete by 10 am and they will be broken down daily at 5pm)
You’re on vacation with Brindley Beach, and yes…YOU can have it all!
A limited number of 1:00pm EARLY CHECK-INS are now available each week at a cost of $150 (plus tax)! You can request an Early Check-In when making your reservation or any time prior to check in, subject to availability. There are certain homes that cannot offer Early Check-In and you will be notified if we are unable to deliver this special service so you can plan your travel time accordingly. Be advised, the private pool and spa may not be cleaned by 1:00pm (if the home offers a private pool and spa).
After Hour Arrivals
If you are arriving after hours (after 5:00 pm) and Brindley Beach Vacations has received your signed lease and payment in full then a packet will be left outside of our Duck or Corolla Office, depending on your Vacation Homedesignated check in office, in our After Hours Check in box with your name on it and will contain directions to your home, keys, and information about the area. If you have a balance due on your reservation you must arrive at our office by 5:00pm to receive your check in packet.
Check-out time is 10:00am. Prior to checking out, please follow the check list below to ensure that the next guest will be able to check in on time:
Notify Brindley Beach Vacations of any Damage.
Place all trash in the outside receptacles and leave receptacles by the road for trash pick up.
Straighten and return all furniture to its original configuration.
Remove debris and straighten pool area and all decks.
Leave all linens and towels in the home and all beds unmade.
Clean and put away all dishes including those in the dishwasher.
Clean all food out of the refrigerator.
Leave the refrigerator and freezer settings on medium.
Please turn off all small appliances such as coffee pot, etc.
Turn off all inside and outside lights.
Make sure all doors and windows are locked and secure.
Return hard keys to our office by 10:00am, key cards may be left on the kitchen counter.
If your home requires extra cleaning because you left it in poor condition, you may be charged an additional cleaning fee.
Current guests will have until the Monday after check out to reserve the same house for the same week the following year. All other advance reservations will be taken 51 weeks in advance (the Tuesday after the week passes this year) through November 1st. The reservation must be made for a corresponding week that has already occurred.
There is a $40 non-refundable advanced booking fee that is not applied to your rent and must be paid to Brindley Beach Vacations within 10 days of making your advance reservation. If we do not receive your $40 advance booking fee your reservation will be cancelled without notice.
You will receive your Lease agreement by November 15th requesting your advance payment (half of the rent plus the optional Travel Insurance) that will be due by December 15th. If you do not receive your lease agreement by November 15th please call our office at (877) 642-3224. If we do not receive your signed lease and advance payment by December 15th your advance reservation will be cancelled and made available to other guests on a first serve basis.
Please note: Owner time takes priority. If an owner wants your week, we will assist you in finding other accommodations. Rental rates, season dates and house amenities may change from year to year.

Soundside: West of Ocean Trail (Route 12). Distance to the sound varies.
Soundfront: No other property between you and the sound. *Please note that access to the sound may be limited at Soundfront homes.
Bed Linens & Bath Towels
Every home provides 2 bath towels and 1 washcloth per person, 2 hand towels per bathroom, 1 bath mat in each full bathroom, and 2 kitchen dish towels. All homes provide linens for each bed and sleep sofa. Trundle beds, top bunks, and sleep sofas will have sheets and towels provided but these beds will not be made.
Brindley Beach Vacations will stock each home with 1 roll of toilet paper in each bathroom, one roll of paper towels, and one garbage bag in the kitchen. NOT PROVIDED: cleaning supplies, dish sponge, beach and pool towels, etc.
Mail and Messages
Mail is not delivered to our rental homes, but can be received at our rental offices. Letters, Packages, and faxes may be sent for you to pick up from our Offices; please have the sender include the leaseholder's name and your cottage number so we can notify you. Faxes can be sent or received for during regular business hours.
Parking capacity at our rental homes will typically allow the same number of cars as there are bedrooms. Condos will usually only allow each guest 2 parking spaces. There is no on-street parking which is strictly enforced with ticketing and towing.
Brindley Beach Vacations does not guarantee Internet connectivity or speed. Each individual homeowner contracts directly with an I.S.P. and due to various reasons, (infrastructure, operating systems, etc) Brindley Beach Vacations will not guarantee service. Our Corolla and Duck check in offices offer wireless internet service and our Corolla office offers a computer station with a printer for guest use.
All Brindley Beach Vacation homes are equipped with a telephone that will have a long distance block prohibiting any long distance calls. You will find the phone number to your rental home on your lease agreement. Use your credit card or calling card for all long distance calls, unless otherwise advertised.
Homes with private wells occasionally experience low pressure, salty, or discolored water. There may be an unpleasant sulfur odor. The water is potable but you may prefer to drink bottled water.
Families Only Policy
We have an agreement with our homeowners that we will only rent their home to family groups. WE WILL ONLY RENT TO FAMILY GROUPS AND RESPONSIBLE ADULT PARTIES WITH PRIOR APPROVAL. We reserve the right to terminate a lease as the result of non-compliance to the family group policy, or any other policy stated on your vacation lease agreement.
The leaseholder is responsible for payment, deposits, and all responsibilities listed on our vacation rental lease. Please be sure to read your lease very carefully. The leaseholder must be at least 24 years of age and accompanied by a family group.
Dogs (no cats) are allowed only in designated Dog Welcome homes. NO EXCEPTIONS. Dogs are limited to two domestic, housebroken dogs with a weight limit of 60 pounds each, unless otherwise advertised. There is a non-refundable $200.00 (plus tax) pet cleaning and spray fee that will be charged to each guest bringing a pet. Any violation with pets in a non-pet home or any pet other than a dog will be cause for termination of tenancy.
Corolla is a highly desirable and growing area. You may reserve a house at a time when there is no construction in progress nearby, but construction could begin prior to your arrival. We regret any inconvenience to you but have no control over these situations. Rebates or relocation cannot be considered.
If you reserve a property that is new construction, in the event that the home is not completed in time for your vacation we will make every effort to find a comparable home for you, but Brindley Beach Vacations is not responsible for price differences you may incur.
Your private pool should be ready for use by 4:00 pm on your check in day. Private pools receive a full clean on check in day and a mid week chemical check (no vacuum mid-week). Guests will be charged for any additional cleaning required due to abuse. Private pools will be available for use from May 11 - October 11, unless otherwise advertised. Pools that advertise a heated pool are able to be heated during Off Season with pool, Spring Season and Fall (additional cost of $500 plus tax, unless otherwise advertised). Pool temperatures vary and degree of warmth cannot be guaranteed.
Hot tubs should be ready for use by 4:00 pm on your check in day. Hot tubs receive a full clean on check in day and a mid week chemical check. Children under the age of 12 should not be allowed in the hot tub for safety purposes.
Fireplaces are available for use from November 1 through April 30.
