Office & Reservation Hours: Brindley Beach Vacations and house rentals is open 7 days a week from 9:00 am to 5:00 pm, 360 days a year. We are closed Thanksgiving Day, Christmas Eve, Christmas Day, New Year's Eve, and New Year's Day.Reservations will be taken 7 days a week by phone at 1-877-64-BEACH, 24 hours a day online at www.brindleybeach.com, or in person at our office from 9:00 am - 5:00 pm daily. Our knowledgeable reservationists will assist you in locating the perfect vacation home for your family vacation.

Newspaper Delivery: All Brindley Beach Vacations guests will receive the USA Today delivered to your vacation home daily Monday - Friday from June 1st through August 29th.

Occupancy: Your house vaction lease period begins after 4:00pm on check in day and ends at 10:00am on your departure date. On occasion check-in time may be later than 4:00 pm due to unforeseen circumstances. Occupancy is restricted solely to the specific number of occupants as advertised for each home rental.

2008 Rental Rates: Rental Rates are the ADVERTISED RENTAL RATES, PLUS TAX, NO ADDITIONAL FEES. You will find no additional fees other than tax, and optional fees such as travel insurance, pet fee (if the home allows dogs and you are bringing a dog), and heated pool fee (if the pool is open, able to be heated, and you would like it heated).

Payments: After making your reservation, we will send you a Lease Agreement requesting your first payment, which amounts to 50% of the base rent plus 6.9% optional Travel Insurance coverage. You will have 15 days from the day you book the house to return your signed lease to us with your advance payment or your reservation will be cancelled with out notice. If you do not wish to purchase the optional Travel Insurance please initial to decline it on your Lease Agreement.

Your final payment must be received 30 days prior to your arrival and will include the second half of the base rent, tax, and a $100 Pet Fee (plus tax) if the home you are renting allows dogs and you are bringing a dog. No invoice will be sent for your final payment, so please mark this on your calendar.

Please read your lease carefully, sign and return it with your first payment made payable to Brindley Beach Vacations within your 15 day limit. Acceptable forms of payment include personal check (personal checks will not be accepted within 30 days of your arrival date), credit card, money order, or cashiers check. Accepted Credit Cards include Visa and Master Card. Please know that when using a credit card, a $39.95 processing fee will apply. Please be sure that your reservation number or leaseholder’s name is on any remittance so that we can be sure your payment is accounted for correctly.

Damages/Accidents to Rental Property: Leaseholder agrees to notify the Rental Agent as to any damages or accidents that occur to the premises, to both real property and personal property during your rental period.  If the agent determines that no intentional or wanton or willful misconduct was done, the agent will repair/replace as needed up to $1500.  Any damage or accident that exceeds $1500 will be the responsibility of the leaseholder.  DAMAGES MUST BE REPORTED PRIOR TO CHECK-OUT IN ORDER FOR THE RENTAL AGENCY TO REPAIR/REPLACE SAID DAMAGES.  OTHERWISE, ALL DAMAGE COSTS WILL BE THE RESPONSIBILITY OF THE LEASEHOLDER.

Travel Insurance and Hurricane Refunds: Brindley Beach Vacations offers an optional vacation Travel Insurance from Travel Guard International. Coverage includes some medical emergencies and mandatory evacuation for hurricanes when ordered by county emergency management control groups. The premium is 6.9% of the total of all rents, taxes, and fees and is included on all leases. This insurance must be paid for with your advance payment due with your signed lease agreement within 15 days of making your reservation. You may delete this charge by initialing where appropriate on your Lease Agreement if you choose not to take the insurance. We strongly encourage you to purchase this coverage to protect your vacation investment, as no refunds will be offered, even in the case of a mandatory evacuation.

Taxes: Currituck County taxes are 12.75%, which applies to all homes in Corolla, from Pine Island to the Villages at Ocean Hill. Dare County taxes are 11.75%, which applies to all homes in Duck. *All tax amounts are factored into your final payment amount on your rental lease and are subject to change without notice.

Returned Checks: There will be a return check charge of $25. Returned checks must be replaced with certified funds or a credit card payment within 7 days.

Last Minute Travel: All reservations made within 30 days of your arrival date will require full payment within 24 hours.  We will fax you a Vacation Rental Lease Agreement that needs to be faxed back to Brindley Beach Vacations with your signature and credit card payment (Master Card or Visa) or you can overnight certified funds with your signed lease to our office.  A $39.95 convenience fee applies for all credit card transactions. Partial Week Rentals: Some homes allow partial week rentals with a 3-night minimum, during our Off, Spring, and Fall seasons. These short week vacations can only be booked within 30 days of your desired arrival date. Holiday weeks including Easter, Memorial Day, Labor Day, Columbus Day, Thanksgiving, Christmas, and New Year's can only be booked 2 weeks prior to your desired arrival date.  To calculate the cost of your partial week rental, simply divide the appropriate season rental rate by five to get your nightly rate. Add the appropriate tax (see taxes above), a $100 (plus tax) Pet Fee if the home allows Dogs and you are bringing a dog, and the optional Travel Insurance coverage, which costs 6.9% of the total of all rent and other fees. *Minimum nightly rate of $200, minimum of 3 night stay required.

Cancellations: To cancel a confirmed reservation, please call us as soon as you know you will be unable to vacation to give us as much time as possible to re-rent your home. We will need written notification of cancellation signed by the leaseholder that can be sent via mail, fax or e-mail. If your cancellation is successfully re-rented and confirmed, you will be refunded the rent and taxes, less a $150.00 cancellation fee. If you purchased the optional Travel Insurance, that insurance premium will not be refunded. If your home does not successfully re-rent you will forfeit all monies paid to Brindley Beach Vacations.

Special Events: Plan your fairytale wedding on the Outer Banks! Brindley Beach Vacations offers a variety of premier properties to host your wedding, reception, family reunion, executive retreat or any other function that will exceed the occupancy limit of the home for that special event.  All events are subject to the homeowner's approval and can host 25 to 50 guests for the event.  All special events require a mandatory $2500 refundable security deposit and a $500 non-refundable cleaning fee that will be added to the cost of each reservation, and will be further explained in the Special Events Request Form and Lease Addendum that will be sent with all Special Events Lease Agreements.  For further details on special events call our office or look for Special Events Welcome in the bulleted description section of each home on our website. Check-in / Check-Out Procedures:

Checking In: Brindley Beach Vacations check-in days are Saturday and Sunday. Check-in at our Corolla office, 1070-C Ocean Trail in the Whalehead Bay Shops next to the Inn at Corolla Light. Check in time is 4:00pm; on occasion check-in time may be later than 4:00 pm due to unforeseen circumstances.

Some homes offer a keyless entry system in which case keys can be programmed in advance that will begin working at 4:00pm on your scheduled check in day and will stop working at 10:00am check out time on your departure day.  Guests that rent homes with a keyless entry that are paid in full 30 days prior to arrival will receive their vacation check in packet in the mail prior to arrival complete with key cards and directions to your home.  Please call our office when you receive that packet so that your keys can be activated.  We do not send out packets in advance to guests that are staying in the community of Corolla Light because you would need to come to our office to pick up your amenities packet. If you are not paid in full 30 days prior to arrival or if your vacation home does not offer a keyless entry system you will need to check in at our office on your check in day. NO EXCEPTIONS.

After Hour Arrivals: If you are arriving after hours and Brindley Beach Vacations has received your signed lease and payment in full then a packet will be left outside of our office in our After Hours Check in box with your name on it and will contain directions to your home, keys, and information about the area. If you have a balance due on your reservation you must arrive at our office by 5:00pm to receive your check in packet.

Checking Out: Check-out time is 10:00am. Prior to checking out, please follow the check list below to ensure that the next guest will be able to check in on time:

  • Notify Brindley Beach Vacations of any Damage.
  • Place all trash in the outside receptacles and leave receptacles by the road for trash pick up.
  • Straighten and return all furniture to its original configuration.
  • Remove debris and straighten pool area and all decks.
  • Leave all linens and towels in the home and all beds unmade.
  • Clean and put away all dishes including those in the dishwasher.
  • Clean all food out of the refrigerator.
  • Leave the refrigerator and freezer settings on medium.
  • Please turn off all small appliances such as coffee pot, etc.
  • Turn off all inside and outside lights.
  • Make sure all doors and windows are locked and secure.
  • Return keys to our office by 10:00am, key cards may be left on the kitchen counter.
  • If your home requires extra cleaning because you left it in poor condition, you may be charged an additional cleaning fee.

Advance Reservations: Current guests will have until the Monday after check out to reserve the same house for the same week the following year. All other advance reservations will be taken 51 weeks in advance (the Tuesday after the week passes this year) through November 1st. The reservation must be made for a corresponding week that has already occurred. There is a $40 non-refundable advanced booking fee that is not applied to your rent and must be paid to Brindley Beach Vacations within 15 days of making your advance reservation. You will receive your Lease agreement by November 15th requesting your advance payment (half of the rent plus the optional Travel Insurance) that will be due by December 15th.  If you do not receive your lease agreement by November 15th please call our office at (877) 642-3224. If we do not receive your signed lease and advance payment by December 15th your advance reservation will be cancelled and made available to other guests on a first serve basis. Please note: Owner time takes priority. If an owner wants your week, we will assist you in finding other accommodations. Rental rates and house amenities may change from year to year.

House Locations: *Please note that access to the sound may be limited at Soundfront homes and not all Oceanfront homes have private beach walk ways. Oceanfront: No other property between you and the ocean. Semi-Oceanfront: Second lot back from the ocean. Oceanside: East of Ocean Trail (Route 12). Distance to the ocean varies. Soundside: West of Ocean Trail (Route 12). Distance to the sound varies. Semi-Soundfront: Second lot back from the sound. Soundfront: No other property between you and the sound.

Bed Linens & Bath Towels: Every home provides 2 bath towels and 1 wash cloth per person, 2 hand towels per bathroom, 1 bath mat in each full bathroom, and 2 kitchen dish towels. All homes provide linens for each bed and sleep sofa. Trundle beds, top bunks, and sleep sofas will have sheets and towels provided but these beds will not be made.

Mail and Messages: Mail is not delivered to our rental homes, but can be received at our rental office. Letters, packages, and faxes may be sent for you to pick up from our Corolla Office; please have the sender include the leaseholder's name and your cottage number so we can notify you. Faxes can be sent or received for $1.00 per page during regular business hours. Our fax number is (252) 453-6555.

Parking: Parking capacity at our rental homes will typically allow the same number of cars as there are bedrooms. Condos will usually only allow each guest 2 parking spaces. There is no on-street parking which is strictly enforced with ticketing and towing.

Telephone Service: All Brindley Beach Vacation homes are equipped with a telephone that will have a long distance block prohibiting any long distance calls. You will find the phone number to your rental home on your lease agreement. Use your credit card or calling card for all long distance calls, unless otherwise advertised.

Water: Homes with private wells occasionally experience low pressure, salty, or discolored water. There may be an unpleasant sulfur odor. The water is potable but you may prefer to drink bottled water.

Families Only Policy: We have an agreement with our homeowners that we will only rent their home to family groups. WE WILL ONLY RENT TO FAMILY GROUPS AND RESPONSIBLE ADULT PARTIES WITH PRIOR APPROVAL. We reserve the right to terminate a lease as the result of non-compliance to the family group policy, or any other policy stated on your vacation lease agreement.

Leaseholder Responsibilities: The leaseholder is responsible for payment, deposits, and all responsibilities listed on our vacation rental lease. Please be sure to read your lease very carefully. The leaseholder must be at least 24 years of age and accompanied by a family group.

Pets: Dogs (no cats or other animals) are allowed only in designated Pet Welcome homes. NO EXCEPTIONS. Pets are limited to two domestic, housebroken dogs with a weight limit of 60 pounds each. There is a non-refundable $100.00 (plus tax) pet cleaning and spray fee that will be charged to each guest bringing a pet. Any violation with pets in a non-pet home will be cause for termination of tenancy.

Construction: Corolla is a highly desirable and growing area. You may reserve a house at a time when there is no construction in progress nearby, but construction could begin prior to your arrival. We regret any inconvenience to you but have no control over these situations. Rebates or relocation cannot be considered. If you reserve a property that is new construction, in the event that the home is not completed in time for your vacation we will make every effort to find a comparable home for you, but Brindley Beach Vacations is not responsible for price differences you may incur.

Private Pools: Your private pool should be ready for use by 4:00 pm on your check in day. Private pools receive a full clean on check in day and a mid week chemical check (no vacuum during mid-week chemical check). Guests will be charged for any additional cleaning required due to abuse. Private pools will be available for use from May 10 - October 10 unless otherwise advertised.

Hot Tubs: Hot tubs should be ready for use by 4:00 pm on your check in day. Hot tubs receive a full clean on check in day and a mid week chemical check. Guests will be charged for additional cleaning required due to abuse. Hot tubs will be closed down during January & February due to the climate conditions in our area. There will be a $75 fee to use a hot tub during these months of winterization. That fee pays for the hot tub to be de-winterized and then re-winterized following your stay.

Fireplaces: Fireplaces will be shut down and unavailable for use from June 1 through November 1.
