Office & Reservation Hours
Brindley Beach Vacations & Sales is open 7 days a week from 9:00 am to 5:00 pm, 360 days a year. We are closed Thanksgiving Day, Christmas Eve, Christmas Day, New Year’s Eve and New Year’s Day. Reservations will be taken 7 days a week by phone at 1-877-642-3224, 24 hours a day online at www.brindleybeach.com, or in person at our office from 9:00 am to 5:00 pm daily. Our knowledgeable reservationists will assist you in locating the perfect vacation home for your Outer Banks vacation and provide you with useful rental information.
From early June to early September our check-in offices will be open Saturday and Sunday from 9:00 am to 6:00 pm.
Rental Information – Occupancy
Your lease period begins at 4:00 pm on your scheduled check in day and ends at 10:00 am on your departure date (unless otherwise advertised). On occasion check-in time may be later than 4:00 pm due to unforeseen circumstances, 4 pm check in is not guaranteed.
Rental rates are the advertised rental rate, plus cleaning fee and state/county tax (unless otherwise advertised). There are optional fees such as Trip Cancellation Insurance, pet fee (if the home allows dogs and you are bringing a dog), early check-in and pool heat fee (subject to availability).
You will receive an email 24 hours after booking with instructions to log on to Guest Web to electronically sign your Lease Agreement and make your advance payment. You will have 10 days to sign your lease agreement and pay your advance payment or your reservation will be cancelled without notice. If you do not wish to purchase the optional Trip Cancellation insurance please initial to decline that on your Lease Agreement.
Your final payment must be received 30 days prior to your arrival and will include the remaining rent, cleaning fee, tax and any additional add-ons you have chosen such as early check-in, pool heat, special event fee or pet fee (plus tax). You will receive a payment reminder via email 45 days prior to your arrival.
Through Guest Web you will be able to read your Lease Agreement, initial where requested and electronically sign your Lease Agreement within your 10 day limit. Payment options include online credit card payment or you can print a payment coupon from Guest Web to send in with a personal check (personal checks will not be accepted within 30 days of your arrival date), money order or cashier’s check. Accepted Credit Cards include Visa, MasterCard, and Discover. Please be sure that your reservation number or Leaseholder’s full name is on any remittance so that we can be sure your payment is accounted for correctly.

Damages/Accidents to Rental Property
Leaseholder agrees to notify the Rental Agent as to any damages or accidents that occur to the premises, to both real property and personal property during your rental period. If the Agent determines that no intentional or wanton or willful misconduct was done, the Agent will repair/replace as needed up to $1500. Any damage or accident that exceeds $1500 will be the responsibility of the Leaseholder. DAMAGES MUST BE REPORTED IMMEDIATELY AND PRIOR TO CHECK-OUT IN ORDER FOR THE RENTAL AGENCY TO REPAIR/REPLACE SAID DAMAGES. OTHERWISE, ALL DAMAGE COSTS WILL BE THE RESPONSIBLITY OF THE LEASEOLDER. PET DAMAGE IS THE SOLE RESPONSIBILITY OF THE LEASEHOLDER.

Tax (state/county) is 12.75% and will be factored into your final payment amount on your Lease Agreement, subject to change without notice.
There will be a return check charge of $35. Returned checks must be replaced with certified funds or a credit card payment within 7 days.
Last Minute Travel
All reservations made within 45 days of your arrival date will require full payment within 72 hours of booking. You will receive an email 24 hours after making your reservation with instructions to log on to Guest Web to electronically sign your Lease Agreement and make your online payment.

Partial Week Rental/Mini Vacation
Some homes allow partial week rentals with a 3 night minimum from October 1 – June 1 (unless otherwise advertised). These short week vacations can only be booked within 30 days of your arrival date. Holiday weeks including Easter, Memorial Day, Labor Day, Columbus Day, Thanksgiving, Christmas and New Years can only be booked 2 weeks prior to your arrival date. Please call for availability and rates. *Minimum of 3 nights.
To cancel a confirmed reservation on your Outer Banks vacation, we will need written notification of cancellation signed by the Leaseholder that can be sent via mail, fax or email. The rental home must re-rent for the original rental amount in order for tenant to receive a full refund on rent paid (less the Trip Cancellation Insurance if purchased and a $150 plus tax cancellation fee). If the home is re-rented for a reduced rental rate the difference will be taken from the advance payment paid, less a $150 cancellation fee (plus tax). If your cancellation is successfully re-rented and confirmed, you will be refunded the rent and taxes paid, less a $150 cancellation fee (plus tax). If you purchased the optional Trip Cancellation Insurance, the premium will not be refunded. If your home does not successfully re-rent you will forfeit all monies paid to Brindley Beach Vacations & Sales.
Brindley Beach Vacations & Sales offers a variety of premier properties to host your wedding, reception, family reunion, executive retreat or any other function that will exceed the occupancy limit of the home for that special event. All events are subject to the homeowner’s approval and can host 25 to 125 guests for the day. All special events require a mandatory security deposit of $1500, which is refundable pending no damage. A $1000 non-refundable event fee (unless otherwise advertised), plus tax will be added to the cost of each reservation, and will be further explained in the Special Events Request Form and Lease Addendum that will be sent with your Lease Agreement.
Community Rules & Regulations
Each subdivision is governed by a unique set of policies and guidelines with regards to such items as early check-in, on-street parking, storage of recreational vehicles, utility trailers, Campers, RV’s, etc. For more specific information regarding specific community rules and regulations please visit Outer Banks Rental Communities and Maps on the Brindley Beach Vacations & Sales website.
Check-in / Check-Out Procedures
Brindley Beach Vacations & Sales check-in days are Friday, Saturday and Sunday. Your check-in location and day of arrival will depend on which home you have rented. Please see the house description for your check-in location and key type.
Five days prior to your check-in day you will receive your check-in packet information via email for you to print and bring with you. This will provide you with any needed gate codes, pool passes, parking passes, etc. that may be useful to you prior to checking in to your home on check-in day. All passes need to be printed in advance as several communities will not accept being shown the email we sent you.
If your vacation home offers a keyless entry, and you are paid in full a week prior to your arrival, you will receive your keyless entry code with your check-in packet that will work at check-in time on your check-in day. You may not need to stop into our check in offices and may be able to go directly to your home.
If your vacation home offers a hard key entry, you will still receive your check in packet via e-mail but you will need to stop in your vacation home designated check-in office to pick up you keys at check-in time. Check-in time is 4:00 pm (unless otherwise advertised); on occasion check-in time may be later than 4:00 pm due to unforeseen circumstances, 4:00 pm check-in is not guaranteed.
Our Kitty Hawk Office is located at 3719 N. Croatan Hwy, Kitty Hawk, NC 27949 and will check-in all guests vacationing in the following communities: Kitty Hawk, Kill Devil Hills, Nags Head and South Nags Head and half of Southern Shores. (252) 261-2186.
Our Duck Office is located at 1213-C Duck Road, Duck, NC 27949 and will check-in all guests vacationing in the following communities: Ocean Sands, Ocean Lakes, Currituck Club, Spindrift, Pine Island, Sanderling, homes in the Town of Duck and half of Southern Shores. (252) 261-2222.
Our Corolla Office is located at 1023 Ocean Trail, Corolla, NC 27927 and will check-in all guests vacationing in the following communities: Crown Point, Buck Island, Monteray Shores, Whalehead, Corolla Light, Corolla Bay, Corolla Village, Ocean Hill, Villages at Ocean Hill and 4×4 beaches. Guests will be able to arrive at their vacation home at 12:00 pm with access to the first level of the home and the pool area only (be advised the pool and spa may not be cleaned by noon). Please do not attempt to go to any other level in your vacation home until 4:00 pm check-in time. We have stationed a housekeeping professional in Sparkle Club homes from 10am to 4pm on each change over day. The housekeeping team will continue their work until 4pm to provide your family with extra cleaning. Prior to leaving at 4pm the housekeeper will walk through the home with you to ensure your satisfaction.
** Early Check-In will not be offered on any new reservations for the remainder of the 2020 season.
A limited number of 1:00 pm early check-ins are now available each week at a cost of $150 (plus tax). You can request an early check-in when making your reservation or any time prior to check-in, subject to availability. There are certain homes that cannot offer early check-in and you will be notified if we are unable to deliver this service so you can plan your travel time accordingly. Be advised, the private pool and spa may not be cleaned by 1:00 pm (if the home offers a private pool and spa).
After Hour Arrivals
If you are arriving after hours to a property with a hard key entry and Brindley Beach Vacations & Sales has received your signed Lease Agreement and payment in full then a packet will be left outside of our Kitty Hawk, Duck or Corolla Office (depending on your vacation home designated check-in office) in the after hour check-in box with the leaseholders name, keys and directions to your home.
If your vacation home offers a keyless entry you can go directly to your vacation home, as you should have received your entry code and check-in packet via email a week prior to your arrival. Any guests that don’t use email (or didn’t receive a check-in packet in advance) and Brindley Beach Vacations & Sales has received your signed Lease Agreement and payment in full then a packet will be left outside of our Kitty Hawk, Duck or Corolla Office (depending on your vacation home designated check-in office) in the after hour check-in box with the leaseholders name, keys and directions to your home.
If you have a balance due on your reservation you must arrive at our office prior to 5:00 pm on check-in day to receive your check-in packet. No packets with a balance due will be left out in the after hour check-in box.
Check-out time is 10:00 am. Prior to checking out, please follow the check list below to ensure that the next guest will be able to check-in on time. If your home requires extra cleaning because you left it in poor condition, you may be charged an additional cleaning fee.
- Notify Brindley Beach Vacations & Sales of any damage.
- Place all trash in the outside receptacles and leave receptacles by the road for trash pick-up.
- Straighten and return all furniture to its original configuration.
- Remove debris and straighten pool area and all decks.
- Leave all linens and towels in the home and all beds unmade.
- Clean and put away all dishes including those in the dishwasher.
- Clean all food out of the refrigerator.
- Leave the refrigerator and freezer settings on medium.
- Turn off all small appliances such as coffee pot, etc.
- Turn off all inside and outside lights.
- Make sure all doors and windows are locked and secure.
- Return hard keys to our office by 10:00 am
Current guests will have until the Monday after check out to reserve the same house for the same week the following year. All other advance reservations will be taken 51 weeks in advance (the Tuesday after the week passes this year) through November 1st.
There is a $45.10 (tax included) non-refundable Advanced Reservation Fee that is not applied to your rent and must be paid to Brindley Beach Vacations & Sales within 10 days of making your advance reservation. If we do not receive your Advanced Reservation Fee your reservation will be cancelled without notice.
You will receive your Lease Agreement by November 15th requesting your advance payment (half of the rent plus the optional Trip Cancellation Insurance) that will be due by December 15th or your advance reservation will be cancelled and made available to other guests on a first serve basis. If you do not receive your Lease Agreement by November 15th please call our office at (877) 642-3224.
Please note: Owner time takes priority. If an owner wants your week, we will assist you in finding other accommodations. Rental rates, season dates and house amenities may change from year to year.
Oceanfront: No other property between you and the ocean. Please note that not all Oceanfront homes have private beach walkways.
Semi-Oceanfront: Second lot back from the ocean.
Oceanside: East of Ocean Trail/Route 12 in Southern Shores, Duck and Corolla. East of NC 158 in Kitty Hawk and Kill Devil Hills. Distance to the ocean varies.
Soundside: West of Ocean Trail/Route 12 in Southern Shores, Duck and Corolla. West of NC 158 in Kitty Hawk and Kill Devil Hills. Distance to the sound varies.
Soundfront: No other property between you and the sound. Please note that access to the sound may be limited at Soundfront homes.
Semi-Soundfront: Second lot back from the sound.
*Landscape and views are subject to change due to dune line shifts and vegetation.
Bed Linens & Bath Towels (see the property description for details)
Homes that provide a linen package will receive 1 bath towel and 1 washcloth per person, 2 hand towels per bathroom, 1 bath mat in each full bathroom, 2 kitchen dish towels and linens for each bed and sleep sofa. Trundle beds, top bunks and sleep sofas will have sheets and towels provided but these beds will not be made.
Brindley Beach Vacations & Sales will stock each home with 1 roll of toilet paper in each bathroom, one roll of paper towels and one garbage bag in the kitchen.

NOT PROVIDED: cleaning supplies, dish sponge, beach and pool towels, etc.
Mail and Messages
Mail is not delivered to our rental homes, but can be received at our rental offices. Letters, packages and faxes may be sent for you to pick up from our offices; please have the sender include the leaseholder’s full name and vacation home number so we can notify you. Faxes can be sent or received during regular business hours.

Parking capacity will typically allow the same number of cars as there are bedrooms. Condos will usually allow each guest 2 parking spaces. There is no on-street parking which is strictly enforced with ticketing and towing.
Brindley Beach Vacations & Sales does not guarantee Internet connectivity or speed. Each individual homeowner contracts directly with an ISP and due to various reasons, (infrastructure, operating systems, etc.) Brindley Beach Vacations & Sales will not guarantee service. Our check-in offices offer wireless internet service for guest use.
Homes that are equipped with a telephone will have a long distance block prohibiting any long distance calls (unless otherwise advertised). You will find the phone number to your rental home on your Lease Agreement.
Homes with private wells occasionally experience low pressure, salty, or discolored water. There may be an unpleasant sulfur odor. The water is potable but you may prefer to drink bottled water.
The leaseholder is responsible for payment, deposits, and all responsibilities listed on our vacation rental lease. Please be sure to read your lease very carefully. The leaseholder must be at least 24 years of age and accompanied by a family group.
Dogs (no cats) are allowed only in designated Pet Friendly homes. NO EXCEPTIONS. Dogs are limited to two domestic, housebroken dogs with a weight limit of 60 pounds each, unless otherwise advertised. There is a non-refundable pet cleaning and spray fee that will be charged to each guest bringing a pet. Any violation with pets in a non-pet home or any pet other than a dog will be cause for termination of tenancy.
Each town has a different regulation concerning dogs on the beach. All towns ask that dog owners pick up after their four-legged friends.
Corolla: Dogs are allowed on the beach as long as they are leashed.
Duck: Dogs can play unleashed on the beach under the watchful eye of their owner.
Southern Shores: May 15 to September 15 no dogs are allowed on the beach between 9:00 am and 6:00 pm. All other times dogs must be on a leash and under the owner’s control. Leashes can be no longer than 10 feet.
Kill Devil Hills: May 15 to September 15 no dogs (except service dogs) are allowed on the beach between 9:00 am and 6:00 pm. All other times dogs must be on a leash and under the owner’s control.
Kitty Hawk: Memorial Day to Labor Day from 10:00 am to 6:00 pm leash law requires leash not to exceed 6 feet. All other times dogs may be unleashed under close supervision of owner, not to exceed 30 feet in distance between owner and dog.
Nags Head: Dogs are allowed on the beach as long as they are leashed. Leashes can be no longer than 10 feet.
The Outer Banks is a highly desirable and growing area. You may reserve a house at a time when there is no construction in progress nearby, but construction could begin prior to your arrival. We regret any inconvenience to you but have no control over these situations. Refunds or relocation will not be considered.
If you reserve a property that is new construction and the home is not completed in time for your vacation we will make every effort to find a comparable home for you, but Brindley Beach Vacations & Sales is not responsible for price differences you may incur.
Your private pool should be ready for use by 4:00 pm on your check-in day. Private pools receive a full clean on check-in day and a mid-week chemical check (no vacuum mid-week). Guests will be charged for any additional cleaning required due to abuse. Private pools will be available for use from mid-May through mid-October, see pool dates advertised on each property. Pools that advertise a heated pool are able to be heated for the additional cost of $500 plus tax, unless otherwise advertised. Pool temperatures vary and degree of warmth cannot be guaranteed.
Hot tubs should be ready for use by 4:00 pm on your check-in day. Hot tubs receive a full clean on check-in day and a mid-week chemical check. Children under the age of 12 should not be allowed in the hot tub for safety purposes. Hot tubs are available year round (unless otherwise advertised)
Fireplaces are available for use from November 1 through April 30. Not all fireplaces are available for guest use, see property description for details.
Properties are privately owned
The properties managed by Brindley Beach Vacations & Sales are privately owned and reflect the needs and tastes of the Owners. The conditions of the property, as well as the furnishings, will vary according to the Owner’s desires. Every effort has been made to assure that the descriptions of the properties are correct; however, we cannot be responsible for changes made by the Owner to the furnishings or equipment. There will be no refunds due to the property not being decorated or accommodated to your personal taste or due to minor discrepancies within the website or property description.
