I frequently get questions about insurance costs when buying on the Outer Banks.

Getting the right coverage—and having peace of mind—is a big part of the process. While I can share general information and provide current insurance costs, it’s important to know that only a licensed insurance agent can give you an actual quote. And remember: you shouldn’t expect to pay exactly what the current owner is paying, with the exception of flood insurance, which may sometimes be assumable.

Flood risk is another important factor to consider when buying on the Outer Banks. The good news is that our local building codes have been much stricter for years, which means newer homes are generally built to higher standards of safety and resilience.

Because I’ve been selling real estate on the Outer Banks—particularly Hatteras Island—for more than 25 years, and living here since the 1990s, I’ve seen firsthand what it means to own property on a barrier island. That personal and professional experience helps me guide buyers in asking the right questions and understanding what to expect.

  • Outdoor Spaces Count: Patios and decks should be spotless. Have outdoor furniture cleaned or sprayed down regularly. These details can make a big difference in how buyers perceive the upkeep of the property.
  • Vacation Rentals vs. Sales Prep: Preparing a home for sale differs slightly from preparing it for rental guests. If your property is in a vacation rental program, the property manager should advise the cleaning staff that the home is for sale and ask them to:
    • Put toilet lids down after cleaning
    • Open all blinds and curtains to let in natural light
