Ground Level: Queen Master Bedroom with flat-screen TV, Bedroom with 2 Singles and flat-screen TV, recreation room with pool table, 60" flat-screen smart TV (with Netflix subscription), stereo, kitchenette with full-size fridge and microwave, laundry area, and 2 full hall baths. Outside you'll find the patio with a private gated pool and hot tub.

Mid Level: King Master Bedroom with flat-screen TV/DVD, 2 Queen Master Bedrooms both with flat-screen TV, and a Master Bedroom with 2 DuoBunks and flat-screen TV. All bedrooms on this level have ceiling fans and deck access.

Top Level: Features the great room with 50" flat-screen smart TV/DVD (with Netflix subscription & SONOS sound bar), stereo/CD and gas fireplace, kitchen with wine refrigerator and counter seating for 6, dining area seating 12, Ship's Watch with table seating 4, half bath, and a King Master Bedroom with flat-screen TV and deck access.

Beach Cabana Service: 4 high quality chairs and 2 large umbrellas will be set up Sunday- Saturday, Memorial Day to Labor Day at the main beach access in Villages at Ocean Hill (weather permitting). Umbrellas and chairs have a reserved sign on them and with the name Royal Palms and will be set up by 9 am daily, and broken down at the very end of the day. Umbrellas and chairs can be set up near public beach access or near our home's beach access. Guests can rent additional umbrellas and chairs for the week, as well as body boards, corn hole sets, surf boards and kayaks, in advance at http://www.vohbeachrentals.com/ or by contacting agent upon arrival. No need to worry about dragging heavy beach chairs and umbrellas to beach every day or reserving your own spot on the beach. This service would normally cost $234 per week however as a guest in our home, this service is provided for you at no additional cost. Umbrellas and chairs may not be set up on extremely windy or rainy days.

Linens and towels provided at no additional cost. This home will provide sheets for all beds and the beds will be made with the exception of sleep sofas, top bunks and trundle beds in which case the sheets are provided. This home also provides 1 bath towel and 1 wash cloth per person the house sleeps, 2 hand towels per full bathroom, 1 hand towel per half bathroom and a bath mat for each shower or tub.

Special Event Details: This home offers Special Event accommodations for your Outer Banks Wedding or special event allowing up to 75 guests to attend your event. This home may only be over-occupied during the event date and the event times listed on the Special Events Request Form and Lease Addendum required to be signed and returned with your Lease Agreement. Tents and canopies can’t be placed anywhere on the premises without permission from Brindley Beach Vacations. (unless otherwise advertised). Every Special Event reservation will have 2 additional fees that are further explained on the Special Events Request form and Lease Addendum: (1) Event Security Deposit: $1500, this security deposit is refundable pending no damage is done to the home during your vacation lease period. The security deposit will be used to pay for carpet cleaning if needed after the event, or any other damages done to the home during your vacation lease period/event. (2) Event Fee: $1000, the event fee is a mandatory fee paid in addition to the rental rate on all special event reservations.

Kilmarlic Golf Club Member. This program offers guests a variety of activities that include discounted golf access, wild horse tours, golf lessons and clinics, and shuttle service to the club from your rental home. The K Club will also have a full time concierge to assist in planning your activities. You can also receive special rates for the newest attraction on the Outer Banks, the H2OBX Waterpark and Kitty Hawk Kites activities including hang gliding, paragliding, kayak tours, kite boarding, jet-ski rentals and more! Booking: During the booking process you will be asked to enter a credit card number, nothing will be charged to this card. You will receive an email 24 hours after booking with instructions to log on to guest web to electronically sign your lease agreement and make your advance payment. You will have 10 days to sign your lease agreement and pay your advance payment to avoid cancellation. We offer optional travel insurance that you can opt in or out of on your lease agreement. Your final payment will be due 30 days prior to arrival. Reservations booked within 45 days of arrival will have 72 hours to sign the lease agreement and submit payment in full.

Location - Five stars! Such a quick and easy walk to the beach! And the owner provided daily cabana set up is beyond lovely, no dragging chairs down to the sand.House - Three and a half stars! Could use new mattresses and some freshening up (paint, blinds, patch the walls here and there), but overall it was great for our family. Kitchen was well stocked and quality of pots and pans and utensils was decent. Every bedroom has its own en suite bathroom. Lots of good books to read and board games to play. Pleased to find an EV charging cable in the garage, too.Pool Area - Five stars! Big pool with a good sized shallow end for little ones along with a pool basketball hoop the kids loved. Deck chairs and lounges were good quality and comfortable. Both grills (1 gas and 1 charcoal) were well maintained with what looked to be a new grate on the charcoal grill. Hot tub worked well, as did outdoor shower.

Location to the beach was awesome! Steps away and beach is narrow and you practically have it to yourself! Neighborhood is very small and quiet. Very close to 4x4 beach! Pool area was great- lots of chairs available for seating and big pool!. House has potential with some upgrades. Some fresh carpet and new mattresses would make a huge difference. Kitchen could use some reorganization as well.
